📘 About
Buying or checking land in Bangladesh usually starts with the Mouza map: the survey sheet that shows every plot (দাগ) in a mouza. Finding the right sheet, and then working out a plot's size from it, has meant a visit to an office, a surveyor, or a computer with CAD software.
Mouza Plot & Measure BD puts both steps on your phone. Browse the scanned Mouza maps by division, district and upazila, preview a sheet before downloading it, and measure any plot on it: the area in decimal (শতক), katha, bigha and acre, each side's length, and the perimeter.
The app works in English and Bengali, needs no account, shows no ads and keeps your plots on your phone.
🧭 User Guide
The app has two tabs at the bottom: My maps, where you measure, and Download, where you find maps. The gear at the top right of My maps opens Settings (language, version and this privacy policy).
1. Get a map
- Open the Download tab and pick a division, then the district, upazila and survey (CS, SA, RS, BS…). The path you have taken is shown at the top; tap any part of it to go back.
- Type in the Filter box to find a mouza or map quickly. Numbers work in English or Bengali digits (১০ finds 10).
- Tap a map to preview it. The whole map is fetched to show it, with a progress line such as "Loading preview… 3.2 / 7.5 MiB". Tap the picture to see it full screen and zoom in; use ‹ and › to step through the maps in the folder.
- Tap Download file to save it. A map you have previewed is copied, not fetched a second time.
- To save a whole folder, tap Download folder… (or long-press a folder). The app first counts the files and their size and asks before downloading. Downloads continue in the background with a progress notification you can cancel from. Maps you already have are skipped, so running it again finishes an interrupted download.
- Maps are saved in your phone's Downloads / Mouza Plot folder, arranged by division, district and upazila. The clock icon at the top right lists the maps you have downloaded; tap Measure on any of them to open it for measuring.
2. Open your own map
- On My maps, tap Open map image and choose a scanned map: PDF, JPG or PNG. You can also open a map from WhatsApp, e-mail or a file manager with Open with or Share and choose Mouza Plot.
- For a PDF, page 1 is prepared at the scan's full resolution, which takes a moment for a large sheet.
- Rename or delete a map from the list with the pencil and bin icons.
3. Set the scale (calibration)
Areas are only as good as the scale, so check it once for each map. Tap the ruler icon at the top of the map.
- A. Printed scale + scan DPI. Most Mouza maps are drawn at 16 inches = 1 mile (1:3,960). When the file records its scan resolution, the app sets this up by itself and tells you so.
- B. Two points, known distance. Better when the scan may have been resized or the paper has shrunk. Choose Mark two points, put the crosshair on each end of the printed chain scale bar (or any distance you know) and add a point at each end, then enter the real distance.
- Check it with the Distance tool: measure the scale bar and compare.
- Under Local units you can set the size of a katha (default 720 sq ft) and a bigha (default 20 katha) if your area uses different values.
4. Measure a plot
- Choose the Plot tool and zoom in on the plot (pinch, or double-tap).
- Move the map so the red crosshair sits exactly on a corner, then tap Add point. Your finger never covers the line you are tracing.
- Go round the plot corner by corner. The dark-blue outline, each side's length and the area update as you go. With Snap on, a corner close to one of another plot jumps to it exactly, so neighbouring plots share their boundary.
- Tap Finish. The plot's area appears in decimal, square feet, square metres, acre, katha and bigha, with the perimeter in feet, metres and chains, and every side's length.
5. Name and edit plots
- Tap inside a plot to select it, then Rename to give it its dag number or a name.
- To move a corner, tap its white dot, move the map until the crosshair is where the corner belongs, and tap Place here. While you move it, the app shows what the area would become. Add after inserts a new corner after the selected one.
- Delete plot removes it (Undo brings it back).
6. Reports and export
- PDF report: select a plot and tap Share PDF to send it by WhatsApp, e-mail or Drive, or use the ⋮ menu › Export PDF report… to save one. It lists each plot's area, sides and perimeter, and the calibration used.
- DXF: ⋮ menu › Export DXF… saves the plots for AutoCAD and other CAD software (units: ground inches, the same as the official Mouza DWG drawings).
- Validation: ⋮ menu › Validation compares your plots with areas you already know, for example from a deed or from AutoCAD, and shows the difference.
7. Accuracy tips
- Calibrate with the chain scale bar on the sheet, not only the printed scale: old paper shrinks and scans get resized.
- Zoom in until a printed line is several pixels thick and place each corner on the middle of the line.
- A scanned map is a copy of a hand-drawn sheet. Expect small differences from the recorded area, and use the app for checking and planning, not as a legal survey.

❓ Questions
"Preview unavailable: the map server has a problem right now"
The server that hosts the scanned maps sometimes fails for a while. The app already retries; wait a few minutes and tap Try again. Maps you have already previewed or downloaded still open.
I can't find my mouza.
The list shows what the map server holds, which does not yet cover every mouza or every survey. Try the Filter box with both English and Bengali spellings, and look under each survey (CS, SA, RS, BS).
The area is different from my khatian or deed.
First check the calibration against the chain scale bar with the Distance tool. Small differences are normal for a scanned hand-drawn map. A large one usually means the scale is off, a corner is on the wrong line, or the plot's boundary on the map differs from the recorded one.
Where are my downloaded maps?
In the phone's Downloads folder, under Mouza Plot, arranged by division, district and upazila. They stay there even if you uninstall the app.
How do I switch to Bengali?
My maps › gear icon › Language › বাংলা. Numbers switch to Bengali digits too.

By downloading, installing, or using Mouza Plot & Measure BD ("the App"), you agree to these Terms of Service. If you do not agree, please do not use the App.
1. Description of Service
The App lets you browse, preview and download scanned Bangladesh Mouza maps from a public source, open your
own scanned maps, and measure plots on them. It is provided free of charge, with no advertisements.
2. Measurements Are Estimates, Not a Survey
Areas, lengths and perimeters are calculated from a scanned copy of a map and from the scale and corners you
set. Their accuracy depends on the scan, the condition of the original sheet, the calibration and where you
place each corner.
The App is not a legal land survey. Do not rely on its measurements alone for buying, selling, dividing or registering land, for a court case, or for any other legal or financial decision. Confirm with an official survey (a licensed surveyor or amin), a certified map, and your land documents.
3. Not a Government App
The App is independent. It is not made by, endorsed by, or connected with the Government of Bangladesh, the
Directorate of Land Records and Surveys (DLRS), or any land office. The maps are publicly available scans of
government Mouza maps; the App helps you find and measure them.
4. Map Availability
Maps are listed and downloaded from a public source that the developer does not operate. The developer
cannot guarantee that a particular map is available, complete, current, or that the source will remain
online.
5. Your Responsibilities
You are responsible for how you use the maps and measurements, for checking results that matter, and for
what happens to reports and files after you share them.
6. Lawful Use
Use the App and the maps lawfully and politely. Do not use the App to overload the map source, for example
by repeatedly downloading large areas you do not need.
7. No Warranty
The App is provided "as is" and "as available", without warranties of any kind, express or implied,
including the accuracy of measurements, the availability of maps, or uninterrupted or error-free
operation.
8. Limitation of Liability
To the fullest extent permitted by law, the developer is not liable for any indirect, incidental, or
consequential damages arising from your use of, or inability to use, the App, including any decision made
on the basis of a measurement.
9. Changes to the App and These Terms
Features may be added, changed, or removed in future updates. These Terms may be updated from time to time;
continued use of the App after a change means you accept the revised Terms.
10. Termination
You may stop using the App at any time by uninstalling it. Uninstalling removes the maps and plots stored
inside the App; maps saved in your Downloads folder stay until you delete them.

🔐 Data Privacy
- No account, no sign-in, no registration
- No personal data collected, stored or sold
- No advertisements, no advertising SDKs, no analytics, no crash reporting
- Maps, plots, dag numbers and settings are stored on your own phone
- The App goes online only to list and download maps, and sends nothing about you or your plots
- Reports and DXF files are created only when you ask, and go only where you send them
- Never asks for location, contacts, camera, microphone or phone number

Opening your own map uses Android's system file picker, which grants access only to the file you choose.
